A lower advertised rent can exclude utilities, internet or service charges. Confirm the total payment, deposit rules and refund conditions in writing.
Keep a financial buffer
Do not plan around immediate employment or assume income will begin at once. Immigration status, study workload, language and labour-market conditions all matter.
